Our concept – briefly explained

WIth an investment of 100.000 DKK, you become a co-owner of the company, Invest and Holiday Homes A/S and you get access to the entire catalog of holiday homes in Denmark and Europe. From here on you can sit back and enjoy life and the holiday homes with your loved ones. There are no running expenses – we handle all the administrative work.

The concept

A concept for you who wants to enjoy life 

As a shareholder in Investering og Feriebolig, you have access to more than 50 homes. It is up to you how you nat to spend your holiday and how you want to use the homes. We always try to to buy more than 1 holiday home in the same area, so you have the opportunity to bring friends and family with you without having to share kitchen and bathroom. 

Every year we hold two priority rounds. In these rounds, the shareholders submits their holiday home wishes. After the priority round we open up for our booking system, where the remaining weeks can be freely booked the shareholders.

This is how the priority rounds work

Every year 2 priority sounds are held. In these rounds the shareholders submit their holiday home wishes in order of priority for the coming season. The more wishes you register, the greater the probability of having some wishes fulfilled. Investering og Feriebolig distributes the homes among the shareholders.

First priority round

After New Year we hold the first priority round. The shareholders submit holiday home wishes for the summer season in this round. 

Second priority round

The second priority round is held in the middle of the summer. The shareholders submit holdiday home wishes for the winter season in this round.

The concept

Destinations and accommodations

Currently we have holiday homes in: Denmark, Italy, France, Spain, Germany, Croatia and Montenegro

In the near future, the goal is to expand the catalog og holiday homes to Greece, Portugal and Sweeden. As a shareholder you have a say on which countries and destinations we buy holiday homes. We try to buy holiday homes in places our shareholders wishes for the most – as a starting point we only focus on Europe. We buy as many holiday homes in the same area as possible. That way, you can also invite family and friends along your trip.

  

The concept

Access to internet in the accommodations

We try to establishment internet wherever it is possible, however we do not guarentee the connection. Invest and Holiday Home do not provide support for internet connection, but if there are any errors, we will contact the provider for a repair. We have a special focus on establishing internet in the holiday homes located outside the EU, as it is not possible to use EU data from your mobile subscription.

Chromecast in the holiday homes

We do not buy local tv channels but are working on installing Chromecast in all the homes, so that you can watch TV/movies via the internet on your mobile phone or via the internet in the home if it is available.

How to become a shareholder

There are three ways to invest ↓
1. With ordinary savings (liquid cash)

When the invest form has been signed and the capital increase has been completed, you will need to transfer the amount you invested (minimum 110.000 DKK) to the law firm, Skov Advokater, in Vejle Denmark. The lawyer will confirm whether all the conditions for the capital increase are present and hereafter you become a shareholder. The taxation of the return is done according to general share profit rules. Since 2017, investors who has invested through free funds must pay 27% in taxes for the first 51.700 DKK and 42% of the share income in addition to 51.700 DKK. 

2. With pension funds

Once the invest form has been signed and the capital increase has been completed, you have to transfer the amount you have invested (minimum 110.000 DKK) to the law firm, Skov Advokater, in Vejle Denmark. The lawyer will confirm whether all the conditions for the capital increase are present and hereafter you become a shareholder. If a part of your share, that you need to invest, in the bank managed scheme, then you have to invest according to the current rules and regulations. Furthermore, it is possible to combine pension funds with liquid cash. You will have to pay 15,3% in PAL-tax on included dividends and the annual increase in value of the shares.

You can in total use 20% of your pension to invest, and to do so you need to have approximately 550.000 DKK in your bank (instalment pension and capital pension). Occupational pensions can not be used (eg. Velliv, PFA and P+).

3. Money from companies
When the invest form has been signed and the capital increase has been completed, you will need to transfer the amount you invested (minimum 110.000 DKK) to the law firm, Skov Advokater, in Vejle Denmark. The lawyer will confirm whether all the conditions for the capital increase are present and hereafter you become a shareholder. When you invest as a company, you will be taxed with a corporation tax of 22% of the 70% of the dividend, giving an effective tax rate of 15,4%. 
The advantage of being a corporate investor is that the actual increase in value is tax-free on sale regardless of ownership interest.

When and how can you sell your shares?

Selling your shares

The shares are evaluated on an ongoing basis based on an  independent assessment of the properties value. A price is then, which can be traded at – either through Investering og Feriebolig or directly between the shareholders. 2-3 times a year we manage the capital increases – the shares, in this regard, can be sold through these capital increases. 

If you are in need of quickly selling your shares eg. in connection with death or something else, the board of directors are then authorized to repurchase the shares at the same registered value. 

How big of a return can you expect?

The budgettet return 3%, divided into 1,5% in value increase and 1,5% in operating profit. We reference to our return calculations under the investment tab.
