Frequently asked questions about Investing 

How do I become a shareholder?

2-3 times a year we hold a capital increase. Here you can both buy and sell shares in the company. If you want to subscribe for shares in Investering og Feriebolig, you must first download a subscription form. You can do this here on the website by going to the menu and selecting 'Become a co-owner' and then scroll down and press 'Download subscription form' or press the button at the top 'Receive investor material'. The material package contains our prospectus, a subscription form, an advisor list and a catalog where you can see all our holiday homes.

Once the subscription form is completed, it must be sent to contact@investeringogferiebolig.dk. After the subscription deadline, we will call in the capital and you will receive an account number and pay your investment sum into an escrow account at Skov Advokater in Vejle. The lawyer checks that all conditions for the capital increase are met. The capital increase is then completed and you are a co-owner/shareholder.

What funds can I invest with?

You can use 3 different means to invest:

  1. Ordinary savings 
  2. Pension
  3. Company funds 

Ordinary savings

Once the subscription form has been signed and the capital increase is completed, you must transfer the amount you have subscribed for (minimum DKK 112,000) to the law firm Skov Advokater in Vejle. The lawyer will check that all conditions for the capital increase are met. The capital increase is then completed and you are a co-owner/shareholder.

Pension

You can use a maximum of 25% of your pension for the investment, so you need to have approximately DKK 448,000 in your pension in the bank (installment pension and capital pension). Ordinary labor market pensions cannot be used (e.g. Velliv, PFA and P+). When you invest with your pension, you will receive a declaration of ownership from us, which you hand in to your bank. They will then transfer the amount you subscribe for.

Company funds

Once the subscription form has been signed and the capital increase is completed, you must transfer the amount you have subscribed for (minimum DKK 112,000) to the law firm Skov Advokater in Vejle. The lawyer will check that all conditions for the capital increase are met. The capital increase is then completed and you are a co-owner/shareholder. As a corporate investor, you will be taxed with a corporate tax rate of 22% on the 70% of the dividend, which gives an effective tax rate of 15.4%. The advantage of being a corporate investor is that the increase in value is tax-free on sale, regardless of ownership share.

When and how can you sell your shares?

The shares are valued on an ongoing basis based on independent assessments of the value of the properties. A price is then set at which the shares can be traded - either via Investment and Holiday Home or directly between shareholders. We carry out capital increases 2-3 times a year - the shares can be sold in this connection.

How big a return can you expect?

The budgeted return is 3%, distributed as 1.5% in value increases and 1.5% in operating profit.

Will I be taxed on the vacation rentals?

Investering og Feriebolig has obtained a binding advance ruling from SKAT, which ensures that the company's shareholders are not taxed on the vacation homes. 

How much can I expect to be able to use the accommodation?

There is no limit to the number of weeks or homes you can book. In the prioritization round, you can expect to be allocated approximately 1 week per 1,000 shares (corresponding to a minimum investment of 112,000 DKK). After the priority round, the booking page opens for free booking. Here you can book as much as you want.

Are there any costs as a shareholder?

No, there are no common expenses or other running costs. You just pay a cheap seasonal rental price and a fee for cleaning and utilities when you use a vacation rental. Easy and simple. 

Are there mortgages in the homes?

No, all vacation rentals are purchased in cash and are therefore unencumbered.

Do I get a certificate of ownership?

Answer. We send an owner's book to all new shareholders as legal proof of the purchase of the shares. 

Skov Advokater in Vejle reviews and registers all new shareholders at each capital increase.
