Frequently asked questions about investing

How do I become a shareholder?

2-3 times a year we hold a capital increase. Here you can both buy and sell shares in the company. If you want to subscribe for shares in Investering og Feriebolig, you must first download a subscription form. You can do this on this page by going to the menu and selecting 'INVESTMENT' > 'GET SUBSCRIPTION FORM'.

Once the subscription form is completed, it must be sent to contact@investeringogferiebolig.dk. After the subscription deadline, we will call in the capital and you will receive an account number and pay your investment sum into an escrow account at Skov Advokater in Vejle. The lawyer checks that all conditions for the capital increase are met. The capital increase is then completed and you are a co-owner/shareholder.

What funds can I invest with?

You can use 3 different means to invest:

  • Ordinary savings
  • Pension
  • Company funds

Ordinary savings

Once the subscription form has been signed and the capital increase is completed, you must transfer the amount you have subscribed for (minimum DKK 110,000) to the law firm Skov Advokater in Vejle. The lawyer will check that all conditions for the capital increase are met. The capital increase is then completed and you are a co-owner/shareholder.

Pension

You can use a maximum of 25% of your pension for the investment, so you need to have approximately DKK 440,000 in your pension in the bank (installment pension and capital pension). Ordinary labor market pensions cannot be used (e.g. Velliv, PFA and P+). When you invest with your pension, you will receive a declaration of ownership from us, which you hand in to your bank. They will then transfer the amount you subscribe for.

Company funds

Once the subscription form has been signed and the capital increase is completed, you must transfer the amount you have subscribed for (minimum DKK 110,000) to the law firm Skov Advokater in Vejle. The lawyer will check that all conditions for the capital increase are met. The capital increase is then completed and you are a co-owner/shareholder. As a corporate investor, you will be taxed with a corporate tax rate of 22% on the 70% of the dividend, which gives an effective tax rate of 15.4%. The advantage of being a corporate investor is that the increase in value is tax-free on sale, regardless of ownership share.

When and how can you sell your shares?

The shares are valued on an ongoing basis based on independent assessments of the value of the properties. A price is then set at which the shares can be traded - either via Investment and Holiday Home or directly between shareholders. We carry out capital increases 2-3 times a year - the shares can be sold in this connection.

How big a return can you expect?

The budgeted return is 3%, distributed as 1.5% in value increases and 1.5% in operating profit.

Will I be taxed on the vacation rentals?

Investering og Feriebolig has obtained a binding advance ruling from SKAT, which ensures that the company's shareholders are not taxed on the vacation homes. 

How much can I expect to be able to use the accommodation?

There is no limit to the number of weeks or homes you can book. In the prioritization round, you can expect to be allocated approximately 1 week per 1,000 shares (corresponding to a minimum investment of 110,000 DKK). After the priority round, the booking page opens for free booking. Here you can book as much as you want.

Are there any costs as a shareholder?

No, you don't.

There are no common expenses or other running costs. You just pay a cheap seasonal rental price and a fee for cleaning and utilities when you use a vacation rental. Easy and simple. 

Are there mortgages in the homes?

No, all vacation rentals are purchased in cash and are therefore unencumbered.

Do I get a certificate of ownership?

Answer. We send an owner's book to all new shareholders as legal proof of the purchase of the shares. 

Skov Advokater in Vejle reviews and registers all new shareholders at each capital increase.

Frequently asked questions about booking 

Where can I find the booking code?

The booking code is renewed twice a year. We send an email with the updated code to all shareholders. If you are unsure about the booking code, you can call 93 86 92 96 (weekdays 9-15) or write to booking@investeringogferiebolig.dk

How do I book a vacation rental?

Hover your mouse over the three dots on the far right and click 'Booking‛, then enter the booking code. You now have access to the booking page. Here you will find all active vacation rentals and can check availability and make a booking for the current season.

How do I cancel a booking?

If you wish to cancel a booking, please write to us at booking@investeringogferiebolig.dk

Will I get a refund if I cancel a booking?

Cancellation 91 days or more before arrival
If canceled 91 days or more before arrival, we will retain a
cancellation fee of 5% of the original rental price. The balance
will be refunded. The cancellation fee can be transferred to a new booking
made in connection with the cancellation.
Cancellation between 31 and 90 days before arrival
If you cancel between 31 and 90 days before arrival, we will refund
50% of the rental price immediately.
If the property is subsequently re-let, we will refund an additional
amount up to the actual rental income from the new tenant minus 5% of
the original rental price.
Cancellation less than 30 days before arrival
Cancellation less than 30 days before arrival will not be
refunded unless the property is re-let. In that case, you will be
refunded the amount we receive from the new tenant minus 5% of the original
rental price.

Frequently asked questions about prioritization rounds

How do the prioritization rounds work?

In connection with each prioritization round, shareholders submit their holiday home wishes in order of priority for the coming season. The more wishes you register, the more likely you are to get some wishes fulfilled. Investment and Vacation Home distributes the homes among the shareholders.

How often are priority rounds held?

Every year, 2 rounds of prioritization are held. 

Which vacation rentals are included in the priority rounds?

All holiday homes available to the company are generally included in the prioritization rounds - unless a holiday home is undergoing renovation or is blocked for some other reason.

Frequently asked questions about the homes

Who can use the vacation rentals?

All shareholders have the right to use all vacation rentals. In addition, family and friends of shareholders may also use the booking page.

What do I do if something breaks?

If you have an accident and break something yourself - a broken glass or similar - please contact us immediately. Most often, you will simply be asked to replenish it yourself by purchasing a similar series.

If something is missing in a vacation rental?

If you notice any errors or defects in the holiday homes, please contact us at booking@investeringogferiebolig.dk

Is there WiFi in the accommodation?

Not all homes have internet. We try to establish internet where possible. However, in some places this is not possible. If there is internet in the home, we are not responsible for the quality. If there are faults, we will contact the provider, but we do not provide support.

Is there a TV in the accommodation?

All vacation rentals are equipped with a newer TV. In most cases there is a Chromecast for streaming. There are basically no channels.

Is there a washing machine in the accommodation?

There is a washing machine in several of the holiday homes. Inventory lists* are available on the booking page, where you can see exactly what the accommodation contains.

Are there linen and towels in the accommodation?

We try as much as possible to include linen and towels in the cleaning. However, this is not possible in all holiday homes. Information about linen and towels can be found on the booking page or in the info PDF you receive when booking. 

Where do I find keys?

It is always stated in the info PDF you receive when booking where to find the keys to a holiday home and how to get in.

Are pets allowed in the vacation rentals?

Pets are allowed in a few selected properties. It is clearly marked in the catalog and on the booking page which homes it is allowed in.

Can you smoke in the vacation rentals?

No, smoking is prohibited in all holiday homes. If you smoke in the accommodation, you will be charged an additional cleaning fee of DKK 1,000-3,000 depending on the size and location of the accommodation. 

How often is the accommodation cleaned?

All vacation rentals are cleaned at every change. The cleaning fee is mandatory and is charged either upon booking and in some destinations locally upon departure.

Who started Investment and Vacation Rentals?

Investering og Feriebolig was founded in November 2020 by CEO Bjarke Wolmar.  

Where does the idea come from?

The idea for Investering og Feriebolig originated from the sister company Investering og Studiebolig, which buys and refurbishes properties in Copenhagen, Aarhus and Odense for use by students - as directed by the company's shareholders.

Who is Investment and Vacation Rentals aimed at?

Investment and Vacation Home is for anyone who dreams of owning a vacation home. But as many know, there are also many things to consider. What is the housing market like? Do you need a lawyer? And what about tax and maintenance?

With Investering og Feriebolig's unique concept, you can save yourself a lot of hassle. You become co-owner of 50 vacation homes, with more on the way. Whether you prefer a beach holiday on the south coast of Spain, skiing in South Tyrol or a cozy summer cottage in Denmark is entirely up to you. There's something for everyone.

How does Investment and Vacation Rentals select new properties?

The majority of the holiday homes the company buys are based on the shareholders' wishes - if they fit into the concept framework. We have extensive experience in real estate trading - both in Denmark and Europe - and therefore only buy properties that make economic sense. Naturally, we do this out of consideration for the shareholders' finances and expectations of a reasonable return.

What is the role of Investment and Vacation Rentals besides buying properties?

Investment and Vacation Rental is responsible for the daily operations and other administrative work. For foreign vacation rentals, we have local area managers who help with cleaning and preparation of the accommodation between visits.
